There’s no right time to move house, but depending on the season, it can be a pain to find a home to rent in the area you’d like to live. In certain cities around South Africa, the summer months are peak tourist season, making it harder to find suitable accommodation at a price point that works. We’ve rounded some helpful tips while you’re on your rental journey.

Prioritize your needs

It’s important to go into the apartment or house hunt, knowing what you need. Whether you’re sharing with friends or moving in on you own, it’ll make it easier to narrow down your options. Make a list of your must-haves, such as location, number of bedrooms, or whether it’s north-facing or not. This will help you make decisions more easily.

Set a budget

Before you start looking, determine how much you can afford to spend on rent each month. If you’re living with a partner or friends, it might open up your options in terms of budget. Rent tends to increase year on year, and may impact if you’re able to live there long-term. Remember to factor in other costs like utilities, parking, and pet fees.

Inspect the property

Booking a viewing is an essential part of finding the right rental and offers the opportunity to see all the pros and cons of a home up close. When you visit a potential apartment, pay close attention to details. Check for any signs of damage or disrepair, and ask about any issues you notice. It’s imperative to highlight your concerns before you put in an application.

Read the lease carefully

As with any legal documents, it’s helpful to get someone to have a look over your lease. There are plenty of clauses you could be overlooking and once it’s signed - there’s no real going back. Be sure to read the lease thoroughly and make sure you understand all the terms and conditions. If anything is unclear, don't hesitate to ask questions or consult a lawyer for appropriate legal advice.
