Located within the historic Calatrava district, the apartment occupies a medieval footprint tucked into Palma's narrow, winding streets. Working within these constraints required careful planning, but the result demonstrates how heritage architecture can evolve without sacrificing authenticity.
The home's ochre-coloured façade respects the surrounding streetscape, while the interiors embrace a softer palette of warm off-whites that flood each room with natural light. Traditional Mallorcan shutters painted in muted blue-grey subtly reference the island's architectural heritage while introducing understated contrast.
According to the architects, these shutters "introduce a subtle layer of contrast and anchor the project within its Mediterranean context." The design feels intentionally restrained, allowing proportion, craftsmanship and materiality to take centre stage.
Natural Materials Shape Every Space
Texture becomes the defining language throughout the residence. Microcement flooring flows continuously through the communal living spaces, establishing a calm, monolithic foundation that visually enlarges the interiors.
In contrast, natural hardwood flooring introduces warmth and intimacy within the bedrooms, creating quieter, more personal retreats.
Bathrooms embrace an entirely different tactile experience through bush-hammered limestone surfaces that add depth and a handcrafted quality. Rich oak joinery and bespoke cabinetry soften the minimalist palette, ensuring the interiors never feel stark or clinical.
The careful layering of stone, timber and lime-based finishes reflects the Mediterranean landscape itself, where rugged coastlines meet sun-bleached villages and weathered architecture.
A Rooftop Made For Mediterranean Living
The reward for climbing through the home is an extraordinary rooftop terrace that captures uninterrupted views across the Bay of Palma. Designed as an outdoor extension of the interior, the space includes a compact plunge pool, an outdoor kitchen, generous lounge seating and timber decking inspired by the craftsmanship of traditional sailing vessels.
Whether hosting long lunches beneath the Spanish sun or enjoying quiet evenings overlooking the Mediterranean, the rooftop embodies the relaxed rhythm of island life. It is a reminder that luxury is often found not in excess, but in thoughtful simplicity.
Bespoke Details Complete The Home
Custom design plays an essential role throughout the interiors. Angel Martin Studio designed the dining table in matching microcement, seamlessly integrating it into the architecture. Above it hangs a handcrafted French pendant light with felt shades inspired by the traditional Albanian qeleshe, adding softness and sculptural interest.
Art provides the home's only bold bursts of colour. Large-scale paintings by Mallorcan artist Jaume Roig animate the living room, while an artwork by Guillem Nadal welcomes visitors in the entrance hall. These carefully selected pieces punctuate the neutral palette without disrupting its calm atmosphere.
The bespoke kitchen, fitted with oak veneer cabinetry, honed stone worktops and premium appliances, balances practicality with understated elegance, while every room has been designed to maximise natural light and uninterrupted views.
